PROS AND
CONS OF AN EXAMPLE OF OPTIONS FOR A REDEVELOPMENT SITE

This analysis of Options and cons is due to the Telec Officers' CHSL team analyzing the issue of redevelopment.
1. One unacceptable CON missing from the design concept of the Telec team regarding Redevelopment and Options.
CON Title: Destruction and Geomorphological changes wrought
by the World’s dams(1).
Inclusion of this CON makes all the options and the work
going on at any site construction a level playing field for World Dam Dynamics
and for the very idea of redevelopment.
2. Getting the hang of things. You can get a practical idea
of World Dam Dynamics by studying the videos published in the media on tower
infernos in Vashi(3), forest fires across the world including Maharashtra, the
experience of for example Telec regarding its Building No.2 when the
disconnector copper strip melted (2).
3. We can see what is in store in the future by examining
World Dam Dynamics between October 1 to November 2 2024 at an example site .
4. In Table 1 the data on severity of pressures, shear stresses, temperatures and pulls and pushes that could have occurred but did not is shown. They did not occur in the site area because other regions were suitable for destruction by world dam dynamics. Some of these other regions were Floods and dam burst in Nigeria, Floods in Valencia in Spain, California wild fires, hurricanes in Eastern USA and of course Wayanad and a host of fires in Maharashtra and other areas.
5. Can towers or multistory apartments be designed for such
shear stresses, temperatures and push pull forces? The answer is there in the
tower fires, forest fires and the landslides, flash floods occurring daily all
over the globe.
5.1 As an example on 1 October 2024 at around 5 AM UTC the
dam content changes corresponding to an earthquake of 5.3 MM applied on the area a rate of change of downward pressure of
2.18 Everest heights per second to reach in 140 seconds a pressure on the earth
of 379 Everest heights of watercolumn pressure. It came down to zero in 386
secs. The shear stress on the soil increased by 1.18 times the shear strength
of the soil per sec to reach 167 times the shear strength of the soil in 140
secs. It came down to zero in 386 secs. The temperature of the soil reached 5.6
million degrees Kelvin in 140 secs at the rate of 40000 K/sec. It came down to
zero in 386 secs at the rate of 14608 K/s. The downward pull on the soil
reached 233 g’s in 140s at the rate of 1.65 g’s/s. It came down to zero in 386s
at the rate of 0.6 g’s/s. The alternating stresses subject the towers to beyond
design basis vibrations every 53 minutes during the period observed. There were
8455 dam content changes in the period 1 October 2024 to 2 November 2024 for
earthquakes of magnitude 0 up the maximum recorded. The mean time between dam
content changes during the period was 5.54 minutes. From Table 1 the mean and
maximum picture of alternating stresses can be extracted. From this we infer
that any tower design because of world dam dynamics becomes invalid for living.
6. What can we do?
The simple answer for one and all on the globe is to
apply the precautionary principle and consider redevelopment after 5 years but
in the meanwhile make tower design valid by removing the world’s dams and
carrying out assisted diverse forest regeneration on a global scale to survive.

7. Thus we come to the Options. Facts as it stands today( End
November2024)
It is not normal to give options in a way which makes the
members to repulse them. Look at the CONS. Each and every CON is repulsive in
one way or the other and appears to be biased in favour of the builder and the
legal processes to wriggle out of the mess and come out unscathed with no
assurance that members (getting old) will get their new flats intact, safe and
in time with compassion to members. Is this all the bye laws and the management
according to this bye law framework and its implementation can offer? The note
selectively mentions the inability of senior citizens for meeting the
requirements with contradicting reasons for them as we move from option to
option. The options should include in the CONS the consequences of world dam
dynamics for all the options as this CON removes any perceived advantage of one
option over another making it impossible to make a valid design. See this
review. There should be one more option which is option 1 for 5 years and
facility to switch over to option 2
after needed awareness of the technical issues involved and their resolution
like removal of dams worldwide and assisted diverse forest regeneration and
assuring that the contractor can in no way wriggle out of the options. This
much our Constitution must assure us by strict laws and ways to implement them
in practice including idiot proofing of cyber fraud.
8. CONCLUSION.
The discussion above thus shows that we cannot sign on the
options sheet without a fresh note implicating World Dam Dynamics in invalidating development designs as with any structure in modern civilization. This is but
normal as the way we are living is being examined so that minimum disruption
ensues.
